The City of Cape Town has released its latest General Valuation Roll, and many Kalk Bay and St James homeowners are reporting significant increases in their property valuations. These valuations directly affect the rates you will pay from 1 July 2026.
Now is the time to check your valuation, understand your rights, and take action if you believe the valuation is inaccurate.

How valuations are determined
- Based on market value as at 1 July 2025
- Calculated using the City’s Computer-Assisted Mass Appraisal (CAMA) system
- Informed by recent sales, property attributes, and neighbourhood trends
Why it matters
- Your municipal rates are calculated directly from this valuation
- A higher valuation generally means higher monthly rates
If you disagree with your valuation
You may lodge an objection during the official objection period only. A valid objection must:
- Use the City’s official form
- Include supporting evidence
- Address the valuation, not the rates amount
After you object
- A municipal valuer reviews your submission
- Your valuation may go up, down, or stay the same
- You will receive a written outcome and may appeal
- Any adjustment is backdated to 1 July 2026
Supplementary Valuation Rolls
Properties that were changed, omitted, or newly built may appear in a supplementary roll with its own objection window.
